Where the data comes from.

Every parcel and every owner contact is assembled from public and licensed records — here's the sourcing, the refresh cadence, and how we resolve owners.

Where does your property data come from?
We index 5,247,183 commercial parcels across all 3,144 US counties from parcel-level county assessor records (ownership, assessed value, year built, square footage, last sale price), secretary of state business filings, and public records like deed transfers, mortgage filings, and lien data where available. It's aggregated and standardized — not scraped from listing sites.
How often is the data refreshed?
Every 24 hours. The full index rebuilds daily at 04:00 UTC, so ownership, valuations, and new filings stay current rather than going stale between quarterly pulls.
Where do the skip-traced owner contacts come from?
Phone numbers and email addresses come from a multi-source skip-trace pipeline that matches the resolved owner identity against consumer and B2B contact data. Skip tracing is included free on every plan — there's no per-trace meter or credit balance to manage.
Can you resolve LLC- and trust-owned properties to a real person?
Yes. We use secretary of state entity filings to resolve an LLC or trust back to its principal individual, then run skip tracing on that person — so an entity-owned parcel still surfaces a human you can actually reach.
How accurate are the phone numbers and emails?
Contacts are matched across multiple data sources and returned ranked by confidence. Skip tracing is inherently probabilistic — no provider is 100%. We recommend validating numbers before high-volume calling, and the per-piece, pay-on-ship model means bad mailing addresses are caught and skipped before you're charged.
Do you cover residential property?
No — CRE Finder is commercial only: retail, office, industrial, multifamily (5+ units), medical, hospitality, self-storage, mixed-use, and vacant land (commercial, industrial, agricultural). For vacant parcels we also generate AI Land Development Briefs.

We give you the data and the channels; you stay in control of your outreach. Here's how the major rules apply and where the responsibility sits.

Is your data TCPA and Do-Not-Call compliant?
Our data is sourced from public and licensed records and is provided for legitimate commercial real estate inquiries. CRE Finder doesn't place calls or send texts on your behalf — you control your own outreach, so you're responsible for ensuring it complies with the federal Telephone Consumer Protection Act (TCPA), the National Do-Not-Call Registry, the CAN-SPAM Act, and any analogous state laws. Do you scrub phone numbers against the Do-Not-Call registry?
We surface owner phone numbers as data; we don't auto-dial or auto-text. Before calling or texting, you should scrub against the federal and applicable state Do-Not-Call registries and honor TCPA consent and calling-time rules. Direct mail — postcards and letters — is not governed by the TCPA or DNC registry, which is why many operators lead with mail.
How am I allowed to use the skip-traced contact information?
Strictly for legitimate commercial real estate inquiries relating to the properties you've licensed. You may not resell, redistribute, or share skip-traced contacts with third parties, and you may not use them for unrelated marketing. Misuse can result in account suspension or termination under our Acceptable Use Policy.
How does email outreach stay within CAN-SPAM?
Outbound email runs through your own connected sender (BYO SMTP or Resend), so messages carry your identity and physical mailing address as CAN-SPAM requires. Bounces, replies, and opt-out requests thread back into your unified inbox so you can suppress anyone who asks not to be contacted again.
Can a property owner request that their information be removed?
Yes. Owners can request removal or suppression of their contact information, and we honor verified opt-out and removal requests in line with our Privacy Policy and applicable consumer-privacy laws such as the CCPA.
Is my search, list, and campaign data kept private?
Yes. Your searches, lists, and outreach campaigns are yours. Licensing is exclusive per market, and we process your data under our Data Processing Addendum (DPA). We don't sell your campaign activity or resell the lists you build.
Multi-channel outreach

How send and reply actually work.

One launch fires every channel an owner can respond to, and every reply lands back in one place — here are the mechanics.

What channels can I send through?
Email ($0.04/send via your SMTP or Resend), postcards ($1.50/send — 6×9, USPS first-class via Lob), letters ($2.85/send — #10 envelope, 1–4 pages), and handwritten notes ($3.85/send via Handwrytten, coming soon). A single campaign launch can fire postcards, letters, and emails together.
How does multi-channel sequencing work?
You build one campaign over your licensed list, pick the channels, and each recipient gets the sequence with their skip-traced contact details already attached. There's no exporting to three different tools and stitching the results back together.
How do replies come back to me?
Inbound responses — email replies, USPS return mail, and bounces — thread back into one inbox, recipient by recipient, against the original campaign. You see who replied, who bounced, and who returned mail in a single view.
Do I need my own email provider?
Yes — email sends through your own connected SMTP server or Resend account. Bringing your own sender keeps deliverability, domain reputation, and sender identity under your control, which is also what keeps email outreach CAN-SPAM-aligned.
Why use postcards and letters instead of just calling?
Direct mail isn't subject to the TCPA or Do-Not-Call registry, it reaches owners who never answer unknown numbers, and with capture-on-settlement billing you only pay for pieces that actually ship to a valid address. Many operators lead with mail and reserve calls for warm replies.

You shouldn't pay for mail that never ships or addresses that don't exist. Here's exactly how and when money moves.

What is “capture-on-settlement” billing?
When you launch a campaign, Stripe pre-authorizes the estimated total as a single hold. We then capture per-piece as each one settles — as postcards drop into USPS and emails are accepted. You pay only for what actually ships, not for an upfront credit pack.
What happens to bad or undeliverable addresses?
Every postcard runs a USPS CASS address verification pre-flight. Addresses that fail are skipped before printing — never sent, and never charged. You don't burn money on mail that was never going to arrive.
When is my card actually charged?
Per-piece, at the moment each piece ships or settles — never all upfront. The pre-authorization hold covers the campaign estimate, and any portion not captured (skipped addresses, unsent pieces) is released back to your card, typically within 24 hours.
How is this different from credit-based tools?
Tools like DealMachine, REIPro, and PropertyRadar charge for credits upfront whether or not you ever send anything. With capture-on-settlement there are no surprise charges and no expiring credits — you're billed on ship, period.
How does licensing and pricing work?
Each license grants exclusive access to one asset type plus one city or county. Once you hold that slice, no other customer can license the same one — it's how your list stays valuable. Skip tracing is free on every plan; the Professional plan covers most operators and Enterprise is custom for larger firms.
Is there a free trial or preview?
Yes. You can run a free preview to see the match count for a market before committing — then unlock the full list with verified owner contacts when it looks right.
Can I export to my CRM?
Every plan includes CSV export shaped for HubSpot, Salesforce, REI BlackBook, Go High Level, and Airtable. Direct integrations for HubSpot and Salesforce are in beta.
